Real Estate Development Manager

Coordinates activities and negotiates with representatives of real estate, private enterprise and industrial organizations, and community leaders to acquire or lease real estate. Supervises staff engaged in such activities as determining needs for additional properties and/or space; staff may prepare appraisal reports on available properties, preparing feasibility studies, showing availability and quality of water resources, mineral deposits, electric power, and labor supply. : Prepares or directs preparation of statistical abstracts to reveal trends in tax rates in given communities, and proportion of total work force having specified skills. Special Procedures Manager

Ensures the delivery of safe and effective patient care in the Special Procedures Department. Manages complex organizational systems.: Staffs the lab accordingly to accomplish service and productivity levels in accordance with superior patient care and productivity standards. Develops and maintains a customer service and clinical quality focus at all levels of the laboratory operations. Demonstrates knowledge and proficiency in the treatment of interventional and diagnostic cardiology and radiology for inpatients and outpatients under the direction of the Administrative and Medical Director. Ensures compliance with departmental and hospital policies and procedures relating to the field of Cardiology and Radiology. Demonstrates outstanding clinical and technical skills within the scope of duties defined by the respective license. Assumes relief responsibilities in the absence of the Administrative Director.

Estate Planner

Reviews assets and liabilities of estate to determine that insurance is adequate for financial protection of estate. Studies legal instruments, such as wills, trusts, business agreements, life insurance policies, and government benefits, to estimate value and expenses of estate. May be required to hold state license.: Computes expenses, taxes, and debts to determine value of adjusted gross estate, using knowledge of accounting and tax laws. Prepares and discusses program with client that will provide maximum financial security for family and protect investments. Suggests purchase of additional or new life insurance when analysis of estate indicates need for meeting cash demands at death. Discusses legal instruments with family attorney if study indicates need for change.

Librarian Special Collections

Collects and organizes books, pamphlets, manuscripts, and other materials on select subjects to be used for research: organizes collections according to field of interest. Examines reference works and consults specialists preparatory to selecting materials for collections. Compiles bibliographies. Appraises books, using references, such as bibliographies, book auction records, and special catalogs on incunabula (printing prior to 1500). Publishes papers and bibliographies on special collections to notify scholars of available materials. Lectures on booklore, such as history of printing, bindings, and illuminations. May plan and arrange displays for library exhibits. May index and reproduce materials for sale to other libraries.

Coordinates activities of real estate department of company and negotiates acquisition and disposition of properties in most beneficial manner. Supervises staff engaged in preparing lease agreements, recording rental receipts, and performing other activities necessary to efficient management of company properties, or in performing routine research on zoning ordinances and condemnation considerations. This position typically reports to a manager and is the first level of supervision in the organization.: Directs appraiser to inspect properties and land under consideration for acquisition, and recommends acquisition, lease, disposition, improvement, or other action consistent with best interest of company. Researches and analyzes law sources and documents pertaining to many areas of real estate, such as title searches, title commitments and surveys, zoning, leases, acquisitions, sales, development, construction, building ordinances and subdivision ordinances, statutes, recorded judicial decisions, legal articles, treaties, constitutions, and legal codes, regulations, and/or procedures. Evaluates environmental and land use issues and landlord, tenant, and property owner disputes. Prepares legal documents, such as legal descriptions and plotting of existing descriptions, briefs, pleadings, appeals, contracts, buy-sell agreements, and closing papers for review, approval, and use by Attorney. Drafts letters, objections, responses, governance documents, resolutions, and deeds. Prepares closing binders and attends closing.: Assists Attorney with residential and commercial real estate transactions and litigation. Corresponds with title companies and surveyors and checks public records, such as real estate taxes, special assessments, and registration of title to property. Appraises and inventories real property for estate planning. Investigates facts and law of case, if necessary, to determine causes of action and to prepare case accordingly. Files pleadings with court clerk. Prepares affidavits of documents and maintains document file. Delivers or directs delivery of subpoenas to witnesses and parties to action. May manage deadlines and renewal dates relevant to leases and contracts. May ensure company compliance relevant to real estate issues. May assist in closing process. May act as arbitrator and liaison between disputing parties.

Drafter Commercial

Performs general duties of drafter in all-round drafting, such as laying out location of buildings, planning of arrangements in offices, large rooms, store buildings, and factories, and drawing of charts, forms, and records. Paints and washes colored drawings when required.

Real Estate Analyst

Prepares credit analyses and loan reviews for real estate transactions, both bi-lateral and syndicated, with the analyses encompassing the historical and projected financial and operational performance of the borrower, and any portfolio, structural, or legal issues related to a specific transaction. Prepares credit reports for new facilities and renewals and amendments for existing facilities in the assigned portfolio. Monitors operating and financial performance of borrowers. Ensures fulfillment of reporting requirements for assigned account portfolio. Conducts analysis of space needs. Negotiates, prepares, and administers leases and sales of client or company-owned property or property leased or purchased by client or company. Prepares right-of-way status reports and monitors costs and budgets.: Evaluates and responds to requests for use of property, questions about company ownership of real property, maintenance, and use. Identifies and locates potential additional facilities, and evaluates potential sites for leases or purchases. Inspects properties to ensure compliance with terms of agreements. Reviews property related data, including inventories, budgets, and planning reports to obtain information on property status, needs, and availability. Processes entitlements for development, including negotiating and preparing documents as necessary for easements on company property and/or negotiates and acquires easements from others as needed by company for projects. Performs license and lease administration, including contract monitoring. Performs disposition analysis. Prepares market analysis of potential development sites. Performs tax and assessment payments and abatements. Coordinates with other staff the payment of invoices for leases, contracts, contractors, and real estate purchase or sale transactions. Prepares documents for appraisals. Markets surplus property. Maintains all accounts, records, files, and reporting in compliance with regulatory guidelines and the finance company or investment company's own policies and procedures. Communicates effectively with marketing officers, management, and head office or other branches of the financial institution. Contributes to product development and any required special reports or projects.
