Top Real Estate Officer

Security Director

Directs the development and implementation of security programs to guard against theft, vandalism, sabotage, violence, or other threats against the client, organization, or its employees. Directs installation, maintenance, and operation of electronic security systems, such as closed circuit surveillance, entry controls, burglar alarms, ultrasonic motion detectors, electric eyes, and outdoor perimeter and microwave alarms. Usually requires a four-year degree plus two years of relevant experience, or equivalent. Typically reports to a Top Officer, and Security Manager may report to this position.: Ensures compliance with Federal, State, and local regulations and standards involving hazardous materials, environmental management, and fire safety. Assists with security clearances for new employees or visitors. Conducts internal investigations relating to sensitive security issues. Inspects premises to determine security needs, and recommends protection measures. Participates in investigation of crimes such as fraud, robbery, or arson. Notifies management of security weaknesses, and implements procedures for mitigating losses. May conduct internal investigations relating to sensitive security issues. May investigate acts of vandalism or theft, and works with law enforcement as necessary. Prepares written reports of results of investigations as required. May remove unruly individuals or detain them until they can be turned over to proper authorities. May testify in court.

Security Manager

Manages and coordinates activities of security staff engaged in protection of individuals, homes, and business, commercial, and industrial organizations, and investigates various crimes against organization or client. Develops, implements, and administers programs to protect organization's, employee's, or client's property from theft, sabotage, violence, or other situations that endanger the well being of client, employees, or organization facilities. Develops, implements, and administers methods and procedures for monitoring work activities of staff in order to inform management of current status or work activities. Typically reports to Director of Security and may manage staff of Security Supervisors, Security Guards, and Clerks or Aides.: Inspects premises to determine security needs. Studies physical conditions, observes activities, and confers with staff of organization or client to obtain data regarding internal operations. Analyzes data compiled from security equipment, investigations, interviews, and staff reports. Reviews personnel records of employees or client staff and conducts background investigation of selected members to obtain personal histories, character references, and financial status. Conducts or manages surveillance of suspects and premises to apprehend culprits. Notifies client and/or upper management of security weaknesses, and develops and implements procedures for handling, storing, safekeeping, and destroying classified materials. Ensures comprehensive training of staff and employee compliance to organization's policies and practices. Coordinates communication and cooperates with law enforcement when necessary. Reports criminal information to authorities and testifies in court. Monitors and analyzes costs and prepares department budget. May plan and review client travel itinerary, mode of transportation, and accommodations. May travel with client and direct security operations.

Real Estate Development Manager

Coordinates activities and negotiates with representatives of real estate, private enterprise and industrial organizations, and community leaders to acquire or lease real estate. Supervises staff engaged in such activities as determining needs for additional properties and/or space; staff may prepare appraisal reports on available properties, preparing feasibility studies, showing availability and quality of water resources, mineral deposits, electric power, and labor supply. : Prepares or directs preparation of statistical abstracts to reveal trends in tax rates in given communities, and proportion of total work force having specified skills. Directs collection and auditing of funds from sale or lease of property. May perform duties of real estate sales agent. May work with representatives of public utilities, universities, and other groups to coordinate research activities. May specialize in industrial development.

Security Supervisor

Reviews assets and liabilities of estate to determine that insurance is adequate for financial protection of estate. Studies legal instruments, such as wills, trusts, business agreements, life insurance policies, and government benefits, to estimate value and expenses of estate. May be required to hold state license.: Computes expenses, taxes, and debts to determine value of adjusted gross estate, using knowledge of accounting and tax laws. Prepares and discusses program with client that will provide maximum financial security for family and protect investments. Suggests purchase of additional or new life insurance when analysis of estate indicates need for meeting cash demands at death. Discusses legal instruments with family attorney if study indicates need for change.

Security Officer

Plans and establishes adequate security procedures for company. Studies security regulations and restrictions relative to company operations. Directs activities of personnel in developing company security measures that comply with regulations. Consults with local, district, or other Federal representatives for interpretation or application of particular regulations applying to company operations. Consults internally with company personnel and departments to assure adequate security. May have supervisory level positions reporting to this job.: Prepares security manual outlining and establishing measures and procedures for handling, storing, safekeeping, and destroying classified records and documents, and for granting company personnel or visitors access to classified material or entry into restricted areas. Directs and coordinates activities of personnel in revising or updating security measures due to new or revised regulations. Coordinates contracts with outside law enforcement agencies. May investigate suspected violations of security. May request deviations from restrictive regulations that interfere with normal operations. May interview and hire applicants to fill security guard vacancies.

Security Guard Security Service

Observes and reports activities at client's site assigned by security contract service. Provides security and safety for client's property and personnel. Controls access to site by ensuring proper identification of employees or visitors and prepares security logs. Assists visitors with legitimate need to gain entry to facility. Monitors entrances and exits to facility, either at guard station, or by closed-circuit television, and acts to prevent unapproved or unlawful entry. Makes periodic walking tours of buildings and grounds to check doors, windows, and other entries to ensure they are properly secured. Reports any observed irregularities, such as presence of unauthorized people, fire hazards, leaking pipes, unsecured entries, and faulty equipment.: Preserves order and may act to enforce regulations and directives for the site pertaining to personnel, visitors and premises. Investigates disturbances, and in the event of emergency, maintains order and safety of personnel; serves as liaison with emergency response units. Sounds alarm and/or calls police, fire, or emergency personnel by telephone in case of fire, difficulty with unauthorized people, or medical emergencies.

Computer Security Coordinator

Plans, coordinates, and implements an organization's computer information security measures to safeguard information in computer files against accidental or unauthorized modification, destruction, or disclosure. Reviews violations of computer security procedures to eliminate violations. Requires a bachelor's degree in field of specialty. Excludes paraprofessional positions.: Confers with computer user department personnel and Computer Programmer to plan data security for new or modified software, discussing issues, such as employee data access needs and risk of data loss or disclosure. Reviews plan to ensure compatibility of planned security measures with establishment computer security systems software. Keeps abreast of new technological challenges in the organization's intrusion detection and prevention system as well as new developments in system protection. Modifies security data files to incorporate new software security into establishment security software, or meets with Systems Programmer to request needed programming changes. Monitors operations to ensure compliance with all government regulations. Coordinates implementation of vendor-issued security software updates. Enters commands into computer in attempt to circumvent new security measures to test system. Reviews employee violations of computer security procedures recorded by computer and reports violations to user department managers or talks with employee to ensure that violation is not repeated. Develops and writes computer security department policies and procedures. May assign computer access passwords to employees. May develop, coordinate implementation of, and test plan to continue establishment data processing activities at off-site location in case of emergency, such as fire, at main site.
