May compile list of prospects from leads in newspapers and trade periodicals to locate prospective purchasers of real estate. May open, sort, and distribute mail. May submit photographs and descriptions of property for publication. May maintain and balance bank accounts for sales transactions and operating expenses. May maintain log of sales and commissions received by Real Estate Sales Agent. May scan records and files to identify dates requiring administrative action, such as insurance premium due dates, tax due notices, and lease expiration dates.

Real Estate Agent

Coordinates activities of real estate department of company and negotiates acquisition and disposition of properties in most beneficial manner. Supervises staff engaged in preparing lease agreements, recording rental receipts, and performing other activities necessary to efficient management of company properties, or in performing routine research on zoning ordinances and condemnation considerations. This position typically reports to a manager and is the first level of supervision in the organization.: Directs appraiser to inspect properties and land under consideration for acquisition, and recommends acquisition, lease, disposition, improvement, or other action consistent with best interest of company. Authorizes or requests authorization for maintenance of company properties not under control of operating departments, such as dwellings, hotels, or commissaries. Evaluates and promotes industrial-development potential of company properties. Negotiates contracts with sellers of land and renters of properties.

Real Estate Broker

Sells real estate or rents properties and arranges loans. Operates a real estate office or works for a real estate firm, overseeing real estate transactions.: Generates leads through canvassing, door-knocking, mailings, e-mail blasts, compilation of data bases, cold-calling, and/or participating in community organizations. Builds and monitors lead generation, tracking lease activity and analysis. Prepares reports that document marketing efforts. Prepares property marketing materials, including fliers, mailers, demographics, etc. Negotiates lease terms. Prepares and reviews lease documents, contracts, and proposals. Documents written and oral communications with clients and tenants. Develops and manages detailed real estate marketing strategies, objectives, and tactics. Implements all advertising, marketing collaterals, and public relations activities for assigned listings.

Real Estate Dealer

Operate real estate office, or work for commercial real estate firm, overseeing real estate transactions. Other duties usually include selling real estate or renting properties and arranging loans.

Real Estate Lawyer

Represent clients in criminal and civil litigation and other legal proceedings, draw up legal documents, and manage or advise clients on legal transactions. May specialize in a single area or may practice broadly in many areas of law.

Real Estate Closer

Coordinates closing transactions between the buyer and seller in the sale of real estate. Receives and deposits escrow monies in established accounts and disburses funds from each account. Reviews closing documents to determine accuracy of information and need for additional documents. : Contacts courthouse personnel, buyer and seller, and other real estate personnel to obtain additional information. Confers with legal counsel regarding legal aspects of closing transactions. Calculates pro-rated balances on mortgages, taxes, and fire insurance premiums, as of closing date, and records balances on closing statement form to provide both parties with accurate and complete financial and legal information regarding property ownership transfer transaction. Reviews contract between buyer and seller to ensure seller can convey acceptable property title to prospective buyer. Prepares closing statement for purchase of property, using figures gathered in previous transactions and listing financial settlement between buyer and seller. Compiles figures to determine closing cost of final transaction, including loan, title, appraisal, and other fees included in sale of property. Schedules appointment to complete closing process and to answer any questions regarding procedures. Presides over closing meeting, reviews and explains contract documents and terms of transaction to buyer and seller, and obtains and notarizes signatures that ensure acceptance of agreement. Collects down payment from buyer for deposit in trust fund account. Disburses funds, based on final statement, to pay seller's debts against property, such as liens, taxes, and assessments. Reviews documents to determine that they have been executed according to regulations and are ready to be recorded. Disburses completed documents to concerned parties to effect transfer of property ownership. May prepare and type legal documents, contracts, warranty deeds, and deeds of trust. May notify contract inspection or pest control businesses to perform needed service. May prepare work assignments and complete closing work schedules to maintain efficient work flow. May compile statistical reports and keep daily log on closing activities.

Real Estate Analyst

Prepares credit analyses and loan reviews for real estate transactions, both bi-lateral and syndicated, with the analyses encompassing the historical and projected financial and operational performance of the borrower, and any portfolio, structural, or legal issues related to a specific transaction. Prepares credit reports for new facilities and renewals and amendments for existing facilities in the assigned portfolio. Monitors operating and financial performance of borrowers. Ensures fulfillment of reporting requirements for assigned account portfolio. Conducts analysis of space needs. Negotiates, prepares, and administers leases and sales of client or company-owned property or property leased or purchased by client or company. Prepares right-of-way status reports and monitors costs and budgets.: Evaluates and responds to requests for use of property, questions about company ownership of real property, maintenance, and use. Identifies and locates potential additional facilities, and evaluates potential sites for leases or purchases. Inspects properties to ensure compliance with terms of agreements. Reviews property related data, including inventories, budgets, and planning reports to obtain information on property status, needs, and availability. Processes entitlements for development, including negotiating and preparing documents as necessary for easements on company property and/or negotiates and acquires easements from others as needed by company for projects. Performs license and lease administration, including contract monitoring. Performs disposition analysis. Prepares market analysis of potential development sites. Performs tax and assessment payments and abatements. Coordinates with other staff the payment of invoices for leases, contracts, contractors, and real estate purchase or sale transactions. Prepares documents for appraisals. Markets surplus property. Maintains all accounts, records, files, and reporting in compliance with regulatory guidelines and the finance company or investment company's own policies and procedures. Communicates effectively with marketing officers, management, and head office or other branches of the financial institution. Contributes to product development and any required special reports or projects.

Real Estate Officer

Rent, buy, or sell property for clients. Perform duties, such as study property listings, interview prospective clients, accompany clients to property site, discuss conditions of sale, and draw up real estate contracts. Include agents who represent buyer.

Real Estate Teacher

Teach or instruct vocational or occupational subjects at the postsecondary level (but at less than the baccalaureate) to students who have graduated or left high school. Include correspondence school instructors; industrial, commercial and government training instructors; and adult education teachers and instructors who prepare persons to operate industrial machinery and equipment and transportation and communications equipment. Teaching may take place in public or private schools whose primary business is education or in a school associated with an organization whose primary business is other than education.
